(0:00) Now here's a client brief on one of our clients, Real Estate Yarra Valley. It's important to notice (0:06) that when you're dealing with agents they do specialise in certain areas. Some try to do an (0:12) overall, so some have property management for residential real estate, they do property (0:19) management for commercial real estate, sales for commercial or sales for residential.

(0:27) Now some businesses only specialise in a few of those things, so it's important to recognise that (0:32) and make sure that you're promoting the correct things. So take a look at their website, (0:38) this particular client only deals on residential selling and then they do commercial properties. (0:45) So I'll just quickly take you through some of the things they do.

So Yarra Valley is a rural (0:51) suburb, so it's out in the country but just on the cusp of the country I suppose. It's a really (1:00) beautiful scenic area of bushland and he clearly, if you look through, he clearly specialises in (1:08) selling blocks of land but also residential property that are on large blocks of land. So (1:15) that's what the country and rural properties are like, they're always on big blocks of land and (1:21) beautiful big large homes.

So have a quick look through their site when we give you a client, (1:27) look through their website, have a look at what they sell, what they've sold and what they've (1:32) currently got for sale to give you a really good idea about what they do. So open homes are the (1:39) ones I've currently obviously got for sale and giving you an idea of what the properties look (1:45) like and things like that. So now if you were to promote a property for sale that's currently (1:49) for sale, we would need to get that online as fast as possible.

So it's important that yes you (1:57) do need to do that but those need to be last minute posts. So when you're doing your month ahead, (2:05) do standard month ahead and then throughout that month, so say for example at the moment we're in (2:10) May, you can see he's got these properties for sale so maybe grab one as a value add additional (2:17) post for them and promote one particular property that's for sale now and pop it on their (2:24) wall that goes up today. So when you've got a property like these for sale, they might sell (2:30) quite quickly so you'd want to pop that online very quickly within one or two days if you're (2:38) doing a one-off additional value add for a client.

And that would be something you could do when (2:44) you're having a conversation with them on the phone just say look I've noticed you've got (2:48) one two three four properties currently for sale, shall we have a promo on one of these properties (2:55) and then add the 12 book step because we've got that book 12 book step for him (3:03) against one of those properties. And if you've got an open saying don't forget this Saturday is (3:09) open blah blah blah here's a 12 sorry you don't want to promote the 12 step to getting your (3:15) property ready because this is a property for sale. But you could do something like if you're (3:21) considering selling your property don't forget to grab our 12 point 12 point booklet order it now (3:27) and something like that and or even promote all the properties in general that are currently for (3:32) sale.

So keep your options open but think ahead as well. He also sells land so we'll have a look (3:40) quickly at the land he's selling he's got one block two blocks that are currently for sale so (3:47) you want to go through that commercial property could be things like businesses for sale or (3:56) office space so he's got both and that would be classed as commercial property. (4:03) Businesses he clearly sells businesses as well but he just doesn't have any at the moment so we just (4:11) won't talk about that or mention that in any posts and then the thinking of selling that's just (4:19) obviously on his page his client reviews so you can do a post on client reviews so grab one of (4:26) reviews and he's obviously got this on google or something because he can't see them but if you can (4:34) see the reviews on a client's website then you would grab that and maybe make one or two posts (4:39) on that one post not two you're only getting four.

So do a review post thing and actually (4:47) display some one of his posts one of his reviews now he does have a small team it's him as the (4:53) salesperson he's got another senior sales consultant these two are office administration (4:59) people so you really only be promoting Deanna and himself Deanna specialises in the Yarra Valley I (5:08) happen to know that from talking to him so when you get to speak to Stuart these are the sort of (5:15) things you want to find out look you know you've got four blocks of land or two blocks of land for (5:19) shall we do a promo on that one post on that and is there anything special you want to say (5:25) with that you obviously you know considering selling every post needs to be you know (5:30) considering selling please contact us and link it to his selling page so he can get (5:39) fill out our form we'll get we'll get one of our professional agents out to you as quickly as (5:45) possible now don't emphasise those silly words like our top-notch agents or anything like that (5:49) it's got to be normal conversation so heavily heavily normal conversation try not to use (5:56) big words it just makes the whole thing look stupid and it doesn't look educated so don't (6:04) try to mix crazy words in there to try and emphasise that they've got the best agents (6:10) and stuff just normal terminology so when you're using chat gpt please take into account (6:16) it doesn't understand normal terminology and it does try to overemphasise words and use silly (6:22) terminology be aware of that understand that that is not acceptable in Australia at all so you have (6:30) to use standard normal speech as if you're talking to someone in front of you now looking at his (6:37) facebook posts you'll see here you know how he's posting so get an idea of how he's posting (6:44) and you know he does want his senior salesperson promoted a bit just to help her along and get (6:50) some sales he's a great guy and you know promotes another one sold he's one of the biggest sellers (6:58) in the area so i have the statistics somewhere written in notes so just have a look but these (7:04) are the sort of posts we're doing for him currently he seems to be reasonably happy with (7:08) them i do want sophisticated professional look but he is a little bit country it's a country area so (7:13) try and keep it a country style and theme but this one does look really good this one's not so good i (7:19) don't really like it i don't think he would either it's it's really a nothing ad mixed in with his (7:25) ones okay so again if there's special occasions think ahead in june is there any special occasions (7:31) coming we do have the king's birthday so we want to try and promote that um if possible but you're (7:38) not wasting posts on the king's birthday it's nothing that exciting it's it's more about his (7:44) product his area yarra valley promoting the yarra valley things to do with the yarra valley (7:51) more so than the king's birthday so keep that in mind it's all about them not about australia in (7:58) general so australia in general is the king's birthday if we've got a public holiday which we (8:02) do yeah we can just have a additional ad to sort of say you know we'll be closed or we do you know (8:08) real estate agents generally aren't closed the office will be closed however it's still business (8:13) as normal if you've got if you'd like an appraisal don't hesitate book a appraisal asap we'll we'll (8:20) get out there and get your property sold or so whatever okay so hopefully that's given you an (8:25) idea but have a look through them have a look through his facebook page and get a good idea (8:30) and understanding of this client then come up with some suggestions and start creating
